Prep Your Home For Sale in NoCo, Even If It Can Sell In A Day

The current housing market is hot, so it’s the ideal time to sell a home in Northern Colorado. Even if you think your house could sell in a day, it only takes a few extra steps to get the most money possible for your home. In this 6-week series designed just for sellers in this market, I’m sharing my tips on how to do as little as possible and still prep your home for sale to get as much money out of it as you can.

Grab Their Attention

99% of buyers are looking for their next home online. Your online listing needs to jump off the screen so the buyer will pause before scrolling on to the next house. Data shows you only have about three seconds to grab their attention. Use professional quality photographs and think about adding a video tour.

The way your home looks online should make a buyer daydream about the life they could have in your home before they ever go inside. The more interest you generate, the more offers you will have so you can get top dollar for your home. Properties that stand out online have a higher chance of selling quickly and for a higher rate. 

Think of Your House as a Product – Little Ways to Prep Your Home for Sale

Even as a real estate agent, I would give my home a major overall if I wanted to sell it. That’s because when you are selling, your house becomes a product. Your house is your most significant investment. Paint it in the best light to get the most for it when it comes time to sell. 

It doesn’t take a lot of time and money to get your home ready to sell. Make these few adjustments to polish the overall look and draw in potential buyers. 

• My 50% rule —Pull out 50% of what’s in your closets, on your bookshelves, and on your kitchen counters. Editing down 50% of your stuff allows buyers to picture themselves in your home without having to envision their new life from scratch.

• Remove window screens—Remove window screens and store them out of sight. Screenless windows let in more light, so your whole house seems brighter.

• Bright white—Replace your towels and bedspreads with new, bright-white options (they don’t have to be expensive). This way, buyers won’t be distracted by your taste in decoration. It’ll change the look of bedrooms and bathrooms, making your house look clean and more expensive. All it takes is a quick trip to HomeGoods, and you are good to go!  

• Make them GREEN with envy— Pops of real plants or even a few fake ones breathe life into your home. The house will seem more lively, and buyers will want to stay forever. I have an abundance of house plants that I’m happy to bring over. I’ll even keep them alive for you while you’re selling your house.

One of the phrases I live by is, “little hinges swing big doors.” It means that sometimes big things happen as the result of small events. It’s true for all sorts of things regarding real estate, but especially when it comes to prepping your home to sell. 

These are just a few of my secrets for inexpensive and quick ways to get a home to sell for the most money possible. This market is hot—we’re seeing homes fly off the shelves. But that doesn’t mean you should leave money on the table! Show people they really want to go all in on buying your home by showing them its full potential.
