The sellers have lived here for nearly ten years, and in that time, they’ve put genuine effort into making this home efficient, livable, and beautiful. It’s ready for its next chapter.

The sellers invested in the things that actually matter.
The solar panels are fully paid off. No lease, and no power purchase agreement. The new owner takes over the system on day one, free and clear — and starts benefiting from it immediately.

The sellers describe the community on their street as one of the things they’ll miss most. Warm neighbors, a sense of looking out for each other, and access to some of the best outdoor recreation in Northern Colorado without having to drive far to find it.
As the sellers put it: “This house can really price you into a nice neighborhood with access to some of the most beautiful places.”
There is no Metro District fee here. The annual HOA is $270/year — among the lowest you’ll find anywhere in the area.

When I first walked this property, I understood why the sellers had such a hard time describing it by talking about features. The house itself is interesting. The improvements are meaningful. The paid-off solar is a real benefit. But none of those things are what I’d want a buyer to remember after seeing it. But none of those things are what I’d want a buyer to remember after seeing it. I’d want them to remember standing outside and looking toward Horsetooth.
The sellers used the phrase “healing vibes” when they described living here—the quiet inside the house, the reservoir, the mountain and the wildlife around them. That may sound a little unconventional for a real estate listing. Then again, this isn’t a particularly conventional house. And I think that’s exactly the point.
