But here’s the secret: the most successful and stress-free house hunters follow a strategy.

Before you schedule showings or start swiping through listings, you need to get clear on what I call the Three Buckets:

- Location – Which areas or neighborhoods support your desired lifestyle?
- Criteria – What features do you want and need in your next home?
These three factors will guide every decision from here on out. But they have to stay in balance. If one bucket starts to overflow—say, your criteria list gets a little too dreamy—you may need to make adjustments in budget or location to keep the scale balanced.
Want that dream kitchen and a short commute to Old Town Fort Collins? You might need to look at smaller square footage or a home that needs a few cosmetic updates. Prioritizing helps you stay realistic without losing sight of what matters most.
What to Do Before You Start Touring
- Get pre-approved. This will set clear expectations for what you can afford and show sellers you’re serious.
