Love Selling Your Home – Week 4: This week on our “Love Selling Your Home” series, we’re talking about one of the trickiest parts of selling your home: pricing it just right. It’s like trying to dress for Colorado weather—get it wrong, and you’re either too hot or too cold!
If your home sits on the market for more than a week, it’s losing value every day. You want to price it perfectly from the get-go to attract eager buyers and avoid the dreaded price drop.
Look at Recent Comps: Check out recent sales of similar homes in size, layout, location, and condition. The key is to look at homes sold in the last six months. The more recent, the better, especially in our ever-changing market.
Understand True Comparables: Make sure the homes you’re comparing are genuinely similar. Consider the view, the street, and the yard. Be honest about the differences.
Analyze the Net Price: Don’t just focus on the asking price. Look at the final sale price and any closing costs the seller paid. Did the price go up or down from the asking price?
Stay Current: What you paid for your home or its value in the past doesn’t matter now. Focus on today’s market conditions.
Evaluate Upgrades Realistically: You may not get back every dollar you’ve spent on upgrades. Be honest about how well your home shows to today’s buyers.
Check Inventory Levels: If there’s low inventory and high demand, you might price a bit higher. But tread carefully—overpricing can still deter buyers.
Avoid Holiday Listings: Homes typically sell for less during holiday weekends or seasons. Aim to list a week or two before major holidays like Memorial Day.
Be Honest About Your Home: Take a good, hard look at your home’s condition. If it’s not well-maintained or has outdated features, it’s not on the same playing field as updated homes.
Highlight Unique Features: Does your home have a stunning mountain view or a cozy backyard perfect for summer BBQs? Highlight these unique features to make your home stand out.
Be Ready to Adjust: The market can change faster than a Colorado weather forecast. Be prepared to adjust your strategy as needed.
